MyDream Properties ("MyDream Properties", "we", "us") operates mydreamproperties.in, a property discovery, personalized curation and listing platform for the Indian real estate market. By accessing or using the platform you agree to these Terms & Conditions.

We provide a technology-enabled service that helps buyers discover properties and helps sellers list properties. We facilitate discovery, curation and introductions. Any property transaction is solely between the buyer and the property owner/seller. We are not a party to such transactions and do not act as a broker unless expressly agreed in writing.

You agree to provide accurate information, use the platform lawfully, and not misuse, scrape, or disrupt the service. We may suspend or terminate accounts that violate these terms. We may update these terms from time to time; continued use constitutes acceptance.

Privacy Policy

We collect the information you provide (name, email, mobile, WhatsApp, location and property requirements) and usage data, solely to deliver and improve our personalized property discovery and listing services.

We do not sell your personal data. We do not publicly expose your phone number or email. Customer requirement data is treated as private and is not shared with sellers or third parties without your appropriate consent or an explicit action by you (such as expressing interest in a specific property).

Payment information is processed securely by our payment partner (Razorpay) and is not stored on our servers. We retain transaction records as required for accounting and compliance. You may request access to or deletion of your personal data by contacting us.

We implement reasonable security measures including authentication, role-based access controls and private handling of uploaded documents.

Refund & Cancellation Policy

Buyer subscription plans and seller listing plans provide access to digital services (personalized curation, recommendations, marketplace visibility and related coordination). A free trial is available so you can evaluate the service before paying.

Because access to the digital service and curation work begins immediately upon activation, paid plans are generally non-refundable once activated. If you believe a charge was made in error, or a duplicate/failed transaction was captured, contact us within 7 days of the transaction — verified erroneous or duplicate payments will be refunded to the original payment method within 5–7 business days.

Cancellation: You may cancel the renewal of any subscription or listing at any time from your dashboard or by contacting us. Your access continues until the end of the current paid period; no partial-period refunds are provided except as stated above.

God Mode success fees are payable only upon a successful sale under the agreed contractual terms and are separate from listing plan fees.

Shipping & Delivery Policy

MyDream Properties provides digital services only. No physical goods are shipped.

Service delivery is electronic: upon successful payment, your plan is activated immediately and access to the corresponding features (property discovery, listing visibility, dashboards) is available right away.

Personalized property recommendations typically begin arriving by email within 48 hours of submitting your requirement, and continue for the duration of your active plan.

Pricing

Buyer Property Genie plans: Free (₹0 / 3 days), 7-Day (₹359), 30-Day (₹999), 365-Day (₹5,599).

Seller listing plans: Free (₹0 / 3 days), 7-Day (₹359), 30-Day (₹999), Assisted (₹5,599 / 90 days), Premium (₹55,999 + GST / 180 days), God Mode (₹99,599 + GST / 365 days).

All prices are in Indian Rupees (INR). Applicable GST is charged where indicated. Full current pricing is available on our Pricing page.

Subscription Terms

Paid buyer plans provide unlimited property discovery and daily personalized recommendations for the active duration. Free users may view up to 10 properties during the free period.

Subscriptions are processed securely via Razorpay with server-side payment verification. A subscription is activated only after payment is verified on our servers.

When a plan expires, personalized recommendation delivery stops and free-tier limits apply until renewal.

Seller & Listing Terms

Sellers must be authorized to list the property and must provide accurate information and valid documents. Listings are subject to admin review and verification before becoming publicly LIVE.

We may reject, request corrections to, suspend or remove listings that are inaccurate, unauthorized or non-compliant. Significant changes to a verified listing may return it to review.

Verified-visit commitments (Premium/God Mode) are subject to eligibility, property suitability, seller cooperation, accessibility and program terms. We do not guarantee a sale, a buyer, a loan, appreciation or investment returns.

God Mode Terms

God Mode is a premium 365-day seller campaign including a minimum verified-visit commitment (subject to applicable eligibility, property suitability, seller cooperation, accessibility and program terms).

A success fee applies only when the property is successfully sold under the agreed contractual terms, calculated server-side on a tiered basis by the day of sale (3% within 30 days, 2.5% up to 90, 2% up to 180, 1.5% up to 270, 1% up to 365 days, 0% thereafter), plus applicable GST.

If unsold after the initial 365 days, a free 365-day extension may be provided at 50% of the applicable success-fee rate, subject to program terms. Financing and legal/document coordination are subject to lender/professional eligibility and approval.

Zero Brokerage Policy

Zero brokerage applies to qualifying properties recommended through the MyDream Properties service, subject to applicable property-specific terms. We do not automatically claim zero brokerage for properties where the condition has not been verified.

Property Verification Policy

Properties displayed as verified have undergone our verification process, which includes document and detail review. Each verified property carries a last-verified date and a verification expiry. Expired listings require re-verification and are not shown as verified.

Verification reflects the information available to us at the time of review and is not a substitute for your own due diligence.
